Biography
Tom Rocca is the founder, managing partner, and President of Seven Hills Properties. He has over 35 years of experience in acquisitions, development, redevelopment and brokering both residential and mixed-use projects. Mr. Rocca's success has been both for his own account as well as for national clients including Comcast, Starbucks, McDonald's, Home Depot, 24-Hour Fitness, and over 40 Walgreens locations. His experience includes highly visible developments such as San Francisco's Yerba Buena Commons (257-unit, mixed-use development), San Jose's Cinnabar Commons (245-unit affordable housing project), and the Expensify headquarters building in Portland, Oregon.
Additionally, he has multiple projects under development or completed in the states of Washington and Oregon. These complex and geographically-dispersed projects highlight his expertise in building the community and municipal relationships required to complete regulatory, entitlement, and permitting processes for new or rezoned sites; in structuring attractive financing including bond issuances, tax credits, construction loans, and Freddie Mac financing; and in developing property from the ground up, integrating historic renovation and seismic upgrades as needed.
Mr. Rocca is a licensed Real Estate Broker, a Certified Commercial Investment Member, and a member of the International Council of Shopping Centers. He is a graduate of The Wharton School of the University of Pennsylvania General Management Program.
